- Site Planning & Development (getting ready):
Whether we build on your lot or ours, we will analyze site conditions, township ordinances and available utilities to establish maximum use of the property and identify whether any construction limitations exist. We work with local engineers and vendors to implement soil testing, septic & well designs, grading and landscaping designs or any other civil engineering services that may be required for us to build your home.
- Architectural Planning & Budgeting (where to start):
The process begins with a review of your desired Square Footage, Specifications & Budget in mind. Establishing any two of these will help to recognize the remaining item. We have experience working with the area's finest architects or if needed, can work with your architect to assist with preliminary architectural designs & floor plans to ensure your family's goals are achieved. We generate a preliminary specifications schedule so an overall plan and budget can be established.
- Design Consulting & Coordination (selection process):
We work hard to ensure the selection process is customized to your desired tastes. Our experienced and talented vendors will exceed your expectations as they assist and provide guidance with designs and selections needed to construct your home. Coordination of all selections from our trade partners and industry experts are handled in-house through our process. We also offer additional interior and landscape design services to compliment your completed home.
- Value-Engineering (make it better):
Swerdloff Properties performs a thorough analysis of the structural and mechanical components of your home to ensure cost effective measures have been incorporated with your plans and specifications. We will review green building concepts and benefits, use of technology features and other concerns we feel will make your dream home that much better. We are vigilant for your best interests.
- Project Management (make it happen):
Getting the most for your money is equally important to us. While we often utilize the same talented craftsmen from job to job, we are competitively bidding each trade with multiple vendors to seek out the most qualified partners to subcontract with. Upon your satisfaction of the finalized specifications and budgets, our project management scheduling system tracks and assures that your home building project will be completed on time and on budget.
- General Contracting (get it done):
Our skilled in-house project management and site supervision team guides the implementation of the home building process with our trade partners and industry experts. We use quality control checklists to assure nothing gets missed through the process and that the highest level of performance is achieved.
- Service & Warranty (follow-up):
Quality assurances are guaranteed through our service & warranty policy. Swerdloff Properties is committed to resolving any construction issues in a timely fashion.
